Formerly owned by the U.S. Army and now administered by the Bundesanstalt für Immobilienaufgaben, the site comprises 27 barracks-style housing blocks set within a park in a loose yet orderly configuration.

Responding to the demand for densification, the masterplan adopts a strategy of selective demolition. While some existing buildings are entirely removed, others are partially reduced in length, exploiting their modular composition of three or four units separated by fire walls.

The resulting open space enables the careful placement of L-shaped buildings, establishing new urban fronts in continuity with the existing layout. This intervention defines four distinct compounds, compact yet highly porous. Their open courtyards are conceived as communal gardens, structured by a comb-like network of paths that provides direct access to each building entrance while leaving most of the area available for new planting and shared programs.

Between the compounds, a new public park forms a green corridor connecting the southern green areas with the Panzerwiese heath to the north. A public path meanders through the park, occasionally widening to form squares or accommodate water retention areas. Here, three higher buildings emerge, offering orientation points and typological diversity.

Overall, by preserving a significant portion of the existing buildings and the majority of trees, the project achieves high urban density within an already mature park. This peripheral area becomes a consolidated part of the city.

The model photographs illustrate an additional revision phase of the competition, exploring how the project would respond to the introduction of replacement buildings following the existing footprints.
